I drove by ArrowBrooke on my way to Pilot Point. Upon returning, I thought I would pop by and talk with some of the builder representatives and learn a little about the community.
The community is a few miles north of 380 on FM 1385. Prices start at $234K. ArrowBrooke boasts a community swimming pool, a playground, a catch and release pond, a few other small ponds and pocket parks in the community and along with some hike and bike trails.
ArrowBrooke has gas and electricity supplied by CoServ. Water and sewer is provided by Mustang Water. Sanitation is supplied by Waste Management. ATT provides phone, cable and internet services. The property mailing address is Aubrey and it is in Denton County. The property tax rate is $2.802 per $100 valuation.

Each builder has their own pricing. The lowest standard home price starts at $234K and tops out at $351K before upgrades. There are one and two story home plans available. Lot sizes are advertised as 50’ and 60’ wide lots with depths around 120’.
The community will have multiple phases of construction. Ultimately, the community is presently targeted to have 1,549 50’ lots and 206 60’ lots. However, the 60’ lots are attracting a lot of attention, since it can accommodate 3 car garages. There is speculation that future phases may be re-drawn to include more 60’ lots than originally planned.
The community is fresh and new. The pond visible as you enter the community is a catch and release pond. Fish are expected to be introduced in October. Additionally, there are plans for an community event coordinator to schedule events in the area.
Today, I met Annetta Madrey with Beazer Homes, Judy with History Maker Homes and Charles Durrenberger with Horizon Homes. I asked Annetta about the community and learned that to her knowledge, there have not been any appraisal issues, even with upgrades buyers have decided to add to their homes. That means a buyer can be assured of no issues with property values, once they have contracted to buy.
I obtained permission to take some photos and video of the community and the builder models. My camera battery was practically drained and my photos and videos became progressively fewer and shorter as I time progressed.
